Warehousing:

North Fitzroy Property report and Assessment of a triple titled warehouse complex of 500m2 in a commercial zone.  Feasibility for 14 dwellings over 4 levels with underground parking. Other issues: titles, easements & car access. Alternate options: use as a single dwelling site or retain warehouses & sell separately.
Multi Dwelling Units: Bentleigh Merger of 3 residential allotments. Total 1790m2. Main road frontage. Yield & feasibility report of a 16 apartment development over two levels.  2 & 3 bedroom units with underground parking. Issues: site coverage, open space, height maximum and setbacks.
Industrial: Bayswater Industrial expansion of existing factory onto adjacent vacant land. Proposed 4000m2 floor area increase in comparison to a wholesale relocation of the business to a new site. Plans & costing developed.
Tourism / Café: Sorrento Development report of a café/tourism site with foreshore frontage. Four large 3 bedroom town house dwellings. Issues included multiple coastal overlays, sewerage and drainage easements, view lines, vehicle ingress and direct occupant access to the foreshore.
Growth Area Land: Craigieburn Property report, representation and advocacy in respect of 400hectare multiple property titled lands within the Growth Area Boundary. Timing of outline development plans  for residential use and submissions to State Government. Further property assessment re various commercial uses for small parts of the growth corridor land with direct main arterial road frontage.
Residential Conversion: Fitzroy Warehouse conversion to 4 residential apartments over 3 storeys. Property Assessment and outline plans. Retention of warehouse shell and facade but no heritage issues.
 Dual Occupancy: Reservoir Site report and feasibility of 790mallotment with existing house. Proposed second dwelling. Issues: covenants and removal thereof.
Govt Land Disposal: Canterbury Property of 1299m2.. Assessment for a potential builder/buyer for six two storey dwellings. Residual crown land with surrounding dwellings on three sides and a Govt instrumentality building adjacent.  Issues: character of surrounding homes and impact in this island site and soil contamination.
Industrial:  Dandenong Land potential report. Development of a Concrete Batching Plant, and a commercial self storage facility on jointly owned adjacent land. Issues: compatibility / conflict of proposed uses, access and distance from potential clients and zoning matters re buffers and separation.
Multi Storey Dwellings: Hawthorn Development assessment of 35 dwellings over 4 storeys, basement car park on a 1600m2  parcel of land with existing dilapidated houses. Issues: Previous VCAT history of the site, character, setbacks, amenity and non compliance with rescode. Revised plans successful with 24 dwellings.
Retail/Residential Development: Williamstown Redevelopment of 3  single storey shops in a Business Zone with vacant land totalling 910m2   Shops- 28% of the site. Vehicle access to rear via second street frontage. Options x 3: Redevelopment of whole site inc vacant land for 3 storey apartments & ‘new shop’s with existing facades; Three lot subdivision of shops and land as currently laid out;  Two lot separation of shops and vacant land. Sale of rear land and retention of the shops as is.
Residential: Montmorency Feasibility of a 960m2 site (with existing house), for development of 2 x three bedroom and 1 x two bedroom dwellings and subdivision. Costing and outline plans.

This site is being rebuilt.
